The International Building Code was established to ensure that structures are safe for human habitation. If you’ve purchased a home with a deck or are thinking about building one, it’s important to ensure that your deck adheres to these regulations.

It’s important to remember that building codes are updated regularly. Each deck is unique in terms of its site, location, and use. It should be designed according to all applicable code requirements and reviewed with a trained professional to ensure proper, safe performance.

However, here are some general guidelines for a safe, code-compliant deck. These are derived from IBC Section R507.

Deck Maintenance

Footing Size and Depth

Footings support the posts that hold the deck in place. The size depends on the shape of the footings, the spacing of your beams, the soil type, and the overall size of the deck. You can find a minimum width and thickness table in IBC Table R507.3.

Deck footings must also be deep enough to exceed the frost line, which varies based on location. In Pennsylvania, for example, footings must be 22 to 48 inches deep and at least 12 inches deeper than unsettled soil.

Posts and Beams

Lumber that is outside and exposed to the elements must be treated with preservatives to prevent decay and labeled accordingly. For this reason, pressure-treated wood is one of the most popular choices for decks.

4×4 support posts should be limited to stair landings and other lower-height, limited-weight applications. 6×6 support posts have become the standard for decks, up to 16’ off the ground. Generally, tall-height decks are best supported using steel and follow a site-specific engineered design.

In many locations, beams and girders require multiple layers of 2x material. Generally, beam components are equivalent-to or larger-than the floor joists they are supporting (e.g. a doubled 2×10 or 2×12 beam supporting 2×10 floor joists).

Ledger Boards

When a deck is attached to a home or other structure, ledger boards must be used to properly transfer the tributary deck load to the building’s structure (and ultimately to the foundation and ground). You must use 2x lumber that is at least as wide as the width of the deck joists (e.g. a 2×10 or 2×12 ledger for 2×10 floor joists). Ledgers are attached to building framing with ½-inch lag screws, engineered fasteners (installed according to the manufacturer’s specifications), or a combination of through-bolts and washers. For masonry or concrete structures, use 1/2-inch expansion anchors. Remember, a deck cannot be attached directly to a masonry veneer, and location-specific engineering may be required to confirm proper structural support.

Joists

The size, quality, and wood species of the joists affects their maximum spacing and length. You can find this information in IRC Table R507.5.

Diagonal Bracing and Railings

Decks higher than 30 inches above grade must be designed to address lateral load (side-to-side movement), and may require diagonal bracing between posts and beams, as well as along the floor joists.

Guards (railings, typically) are also required for decks higher than 30 inches. These must be at least 36 inches high with balusters spaced no more than 4 inches apart. Supporting guard posts must be attached per descriptive code provisions, or per manufacturer’s specifications if using commercial hardware. These should be designed to properly transfer the applicable lateral loading of the guards above to the framing below, without compromising the integrity of the frame.

Stairs

If your deck has stairs, code requirements depend on the size and height of your deck, the materials used and other factors. This information can be found in IRC Section R507.13. Many local jurisdictions have additional requirements on landings and stair base attachments that may exceed code requirements but must also be followed.

Homeowners tend to be the most aware of the parts of their deck that they can see. However, there are many smaller or less-obvious parts of a deck that are still vital to ensuring safety.

Much like any other part of your deck, these parts require close attention. Deck building professionals take great care in ensuring that they are properly installed.

After installation, it is crucial that homeowners properly maintain these parts. Here are some lesser-known parts of a deck to be aware of.

Ledger

The ledger is a board that runs along the side of the deck adjacent to the home. It supports that side of the deck and anchors it to the home.

Durable materials and proper fastening techniques help you avoid problems. Improper use may result in the deck boards in that area sagging, cracking, or gaping.

Flashing

When installing the ledger, flashing is a key component. Attaching the ledger involves creating openings in the wall of your house. Deck flashing is corrosion-resistant material that prevents moisture from coming into the house at the point where the ledger is attached to it.

Corrosion resistance is especially important if the ledger board is made of ACQ-treated wood, as these chemicals tend to be corrosive. Flashing can be flexible or rigid. Typical materials include vinyl, copper, or stainless steel. Aluminum and galvanized steel are vulnerable to corrosion and may be suboptimal for this job.

Footings

Footings are the parts of a deck that support the entire structure. They consist of concrete columns that support the bottom of each post. Typically, footings are below grade.

If the ground in your area freezes during certain times of the year, the concrete is poured into a form above grade, then buried. Optimally, the footing should be below the frost line. Otherwise, it could move as the soil freezes and thaws, making the deck unstable.

If a footing is unstable, the entire deck can collapse. Therefore, it is important to be careful with every aspect of this part of your deck.

You must use the right concrete mix, use proper pouring techniques, and consider the weather and soil composition. Good deck builders also consider the size, shape, and weight distribution of the deck when deciding the number of footings and how to space them.

Joists

These boards run between the larger beams supporting your deck and perpendicular to the home. They usually measure 2 x 8 and should have 16 or 24 inches between them.

They distribute the weight of the deck and help support the decking boards. Joists are integral to a deck’s structure and durability.

Stair Treads

The treads are the top board of each stair. As you go up and down the stairs on your deck, the tread is the part your foot steps on. This deck part should be made of sturdy materials and be properly installed. Just like any other deck part, consider the elements and weatherproof your stairs accordingly.

Seasonal deck maintenance is crucial to having a safe, great-looking deck for year-round enjoyment. A few hours spent each season keeps your deck sealed, free of rot, and structurally sound. Here are things to look for every season to ensure your deck lasts for years to come.

Winter

When the snow begins to fall, you’re probably not thinking about your deck. But there are a few things you should keep in mind when this home addition is outside all winter.

  • While snow generally doesn’t need to be removed from a well-built and maintained deck, you can do so with a broom if you like.
  • For snowfall is particularly heavy, use a plastic shovel without a metal edge and remove it parallel to the boards. This minimizes the risk of scratching and damaging the material.
  • If you encounter ice, using salt is not recommended as it can damage your deck. Instead, use a calcium/magnesium “safety melt” blend.

Spring

After the snow melts, it’s time to perform some routine maintenance that keeps your wood deck in great shape all year. Pick out some clear, sunny days to perform the chores that help you deck last longer and look better.

  • Remove debris from between the boards of your deck. This should be done with a plastic putty knife or scraper so as not to damage the material.
  • Sweep the boards to clear them of dirt and dust.
  • Clean the deck with an appropriate cleanser. If you choose a power washer, be sure to go at an angle to avoid gouging the boards.
  • After waiting 48 hours for it to dry, lightly sand your deck before using a seal or toner.

It’s important to note that these recommendations are for wood decks only. If you own a composite or PVC deck, simply clean and remove debris when it is dirty.

Summer

In the middle of the summer, the clear skies and warm temperatures make it the perfect time to inspect the condition of your deck. An afternoon spent looking over your deck helps you reduce potential problems before they start.

  • Check the structure for rot. While small pieces can be removed and treated with preservative, major areas should be handled by a professional.
  • Examine the part where the deck meets the house, which is called the ledger. Rusted lag screws and rotting ledgers are the main causes of deck collapses.
  • Look for issues on the beams, posts, and joists. Cracks, major rust, and rot can weaken your other structures, exposing your deck to further damage.
  • Inspect the railing. The posts should feel solid, the rails should be secure, and there should be no exposed nails or screws.

For a complete list of recommended inspection tips, consult the North American Deck and Railing Association (NADRA). They have a comprehensive deck safety checklist to help keep your deck safe year-round.

Fall

Get ahead of the new year by removing any potential issues before they spend all winter causing issues. The occasional bit of cleaning pays dividends in the long run.

  • Trim plants back from the deck. You need at least a foot of clearance from trees, shrubs, and bushes to discourage rot, mold, and mildew.
  • Clear debris before it gets jammed in your deck. Regularly remove fallen branches and leaves to save your deck from potential damage.
  • Inspect gutters and downspouts to make sure you deck isn’t exposed to excess water.
